How to sell my house quickly and for a good price?
Selling your house quickly and for top dollar is the goal of every home seller I’ve worked with in The Woodlands real estate market. Unfortunately, many home sellers don’t understand the most important factor when it comes to listing their house.
Price it right! It’s important that you understand why this is such a critical factor.
With the announcement the ExxonMobile’s relocation to The Woodlands area as well as other factors, housing prices are trending upwards. Many home owners are tempted to start out with a high listing price just to see if they can get it. More often than not, this ends up backfiring on the home owner.
Don’t do it!
Resist that temptation and listen to the voice of experienced realtors. We will all tell you that pricing your home appropriately when you first list it is essential if you want to sell it quickly and for the best price. Research shows that overpricing your home and then reducing the price while it remains on the market will most often lead to it being sold at a much lower price than what you should have asked for it when you first listed it.
One research study showed that homes that sold within the first week on the market sold for 2.08% over the listing price. However, homes that languished on the market for more than 4 months sold for an average of 11.53% below the initial listing price.
How to price your Woodlands Area home correctly
What criteria should you consider in determining your home’s value? Many home owners use factors such as what they paid for their home, what they owe on their home, or how much they would like to make on their home so they can upgrade to their next home. The reality is your home is only worth what the market will bear – what a buyer is willing to pay for it. Home owners that price their homes too high run the risk of some potential buyers not even looking at their home or others walking away without making an offer.
A Word of Caution: When interviewing a realtor you may be tempted to choose the realtor that suggests the highest listing price for your home. Sellers need to beware and make sure that the pricing for their home is determined by an experienced realtor using sound research.
